Exterior hardscape is meant to look clean and finished — especially on homes built in the last 10–15 years where pavers, stone, and stamped concrete are everywhere. The problem is that water and minerals don’t care about curb appeal. Once moisture sits inside concrete or masonry, it brings minerals to the surface and leaves that familiar white, chalky film. A lot of homeowners think it’s dust until they try rinsing it off and nothing happens.

We remove those deposits properly and bring the surface back to a more natural, even look without damaging the material underneath.

What Efflorescence Looks Like (and Why it Shows Up)

Efflorescence shows up most commonly on:

  • Driveways and walkways

  • Paver patios and backyards

  • Retaining walls

  • Masonry planters

  • Stone and brick around front entries

  • Pool decks and coping

In places like Anaheim, Irvine, Costa Mesa, Riverside, Chino Hills, and Pasadena, it’s usually tied to irrigation, planter boxes, or moisture that sits underneath pavers. In areas closer to the coast like Newport Beach, Huntington Beach, Dana Point, or Long Beach, it’s often a mix of moisture, salt, and minerals.

Hard Water (Calcium) Deposits

Hard water is a different issue but shows up the same way — crusty, hazy, or milky white buildup. You see it a lot on:

  • Pool tile

  • Windows and glass railings

  • Brick, stone, and stucco

  • Metal fencing and gates

  • Patio areas with irrigation overspray

If the sprinklers hit the side of the house or the coping around the pool, those minerals bake in once the sun hits. No amount of pressure will remove it unless you break down the minerals first.

What We Actually Do to Fix It

Our approach is chemistry first, pressure second. We don’t just blast at it because that can actually scar pavers, chip tile, or leave tiger stripes in concrete.

Typical workflow:

  • Pre-treat with the correct chemistry (alkaline vs acidic depending on surface)

  • Let the chemistry dwell long enough to dissolve minerals

  • Rinse or steam the surface

  • Balance out the pH so it doesn’t make the problem worse

  • Add optional sealant or water repellant if it makes sense for the surface

Every house is different. Newer OC homes (Irvine, Tustin, Yorba Linda) tend to have decorative pavers, while IE homes (Eastvale, Corona, Rancho, Chino) lean more toward stamped concrete or exposed aggregate. LA is a mix of everything, especially older masonry around entryways.

When Sealing Makes Sense

We may recommend sealing or applying a water-repellant afterward if:

  • the surface sees constant irrigation

  • the pavers are newer and you want to protect color

  • moisture is coming from underneath

  • it’s a pool deck or yard that gets a lot of traffic

Sealing isn’t mandatory — we just mention it because some deposits come back if the surface stays wet.
