Residential & commercial work

Purified-water capability
Based in Costa Mesa, Inland Power Wash can quote power washing, window cleaning, or both for the same Newport Beach property.
Pressure washing is best suited to durable surfaces whose material and condition can handle it. Power washing is a related method that may add heated water. More pressure or more heat is not automatically better; the process should follow the surface and the type of buildup.
Glass requires a separate approach. We use window-cleaning tools instead of pressure washing windows, and we define the included panes and related components in the quote so the scope is clear.

Surface type, access, drainage, existing wear, coatings, and the buildup being addressed all help determine the scope.
We identify the surfaces, glass, access limits, obstructions, staining, and any areas that may require specialty treatment.
Durable hardscape, sensitive finishes, and glass receive different equipment and cleaning approaches.
Your quote lists the surfaces and window components included, along with access considerations and stain limitations.

Concrete walkways, driveways, courtyards, pool-area hardscape, masonry, and other durable surfaces can collect dirt, spills, tire marks, and coastal residue. Edges, joints, coatings, age, drainage, and previous repairs all affect how the surface should be cleaned.
Our Driveway & Sidewalk Cleaning service covers suitable concrete and hardscape. Pavers need additional attention to their condition, joint material, and any sealer. Existing wear, damage, or discoloration may remain visible after surface soil is removed.
Exterior walls do not all take the same pressure. Many stucco, painted, or otherwise sensitive finishes call for low pressure or a soft-washing approach. House Washing is planned around the material rather than treated as high-pressure cleaning by default.
Commercial Exterior Cleaning is available for storefronts, offices, associations, and other commercial properties. Service can be quoted as a one-time project or recurring maintenance.

Window cleaning is available for Newport Beach residences and commercial properties, including interior glass, exterior glass, or both.
For suitable exterior windows, we can use purified, deionized water through a water-fed pole. Removing minerals from the cleaning water helps avoid adding tap-water residue as the glass dries. Interior windows are cleaned with tools appropriate for indoor work.
Water-fed poles can be useful for accessible upper-level exterior glass, but Inland Power Wash does not offer high-rise window cleaning. Building height, safe access, window design, landscaping, and other obstructions are considered when defining the service.

Routine service addresses loose soil, salt film, airborne grime, and similar surface residue. The quote confirms whether the scope is exterior-only or includes interior glass and related components.
Irrigation overspray and repeated exposure to mineral-bearing water can leave deposits that require additional treatment. If the glass is etched or permanently stained, restoration may improve the appearance without reversing the damage.
Both services can often be coordinated for the same property. Pressure or power washing addresses suitable hardscape and exterior surfaces, while glass is cleaned with separate window-washing tools.
A combined visit may be practical for property preparation, tenant turnover, an upcoming event, or routine commercial maintenance. Project size, access, drying time, and activity around the property determine whether both scopes can be completed in one visit.

The surface and the type of buildup determine the appropriate method. Some stains need targeted treatment rather than additional pressure.
Controlled water pressure for suitable hard surfaces, including many concrete areas.
May add heated water when heat is appropriate for both the buildup and surface.
Used for many stucco, painted, and otherwise sensitive exterior finishes.
Uses glass-specific tools and may include purified water on appropriate exterior panes.

Newport Beach includes distinct communities such as Balboa Peninsula, Lido Marina Village, Mariner’s Mile, Balboa Island, Corona del Mar, Newport Center/Fashion Island, and Newport Coast. Different layouts, exterior materials, and access conditions call for different cleaning plans.
Salt air, sand, moisture, and coastal film are familiar sources of buildup. Glass can haze, while residue collects on patios, entries, walls, and railings. Irrigation overspray can add mineral spotting that is distinct from ordinary salt film.
Drainage also matters. Because wash-water planning depends on the drainage conditions and the material being removed, those details should be reviewed when the project is scoped.
Can collect on glass, railings, walls, patios, and entries.
Often tied to irrigation overspray and may need separate treatment.
Help determine equipment, work sequence, and wash-water planning.
Stain age, surface porosity, prior chemicals, coatings, and underlying damage all affect the result. Complete removal is not guaranteed.
Targeted methods for paint, tagging, overspray, or other unwanted coatings based on the substrate and coating.
Treatment for white crystalline mineral deposits that can appear on masonry, concrete, brick, and block.
Specialty treatment for orange-brown marks linked to metal, irrigation, fertilizer, or runoff.
Remove stuck chewing gum from suitable concrete sidewalks, storefront entries, and shared walkways. We assess the surface and gum buildup to choose the cleaning approach.
Treat oil spots on suitable concrete driveways, garage slabs, and commercial parking areas. Older or absorbed stains may need more than one treatment and can retain a shadow.

Yes. Inland Power Wash serves Newport Beach homes and businesses with power or pressure washing for appropriate exterior surfaces and separate window-cleaning methods for glass. Either service can be requested on its own or coordinated with the other.
Pressure washing uses controlled water pressure, usually on durable surfaces. Power washing may add heated water when heat suits the surface and buildup. Soft washing uses low pressure and a surface-appropriate process for more sensitive exteriors, such as many stucco or painted finishes.
Depending on condition and access, service can include suitable concrete, driveways, walkways, patios, pavers, masonry, building exteriors, storefront areas, and accessible glass. The method varies by material. Glass and roofs are not pressure washed, and high-rise window cleaning is not offered.
The quote can include exterior-only or interior-and-exterior glass. Screens, frames, tracks, skylights, and glass railings can also be listed when requested and accessible. These components are not automatically included in every visit.
No. Salt film and ordinary coastal grime are surface residue often addressed by routine window washing. Hard-water spots are mineral deposits that may need restoration treatment. Etched or permanently stained glass may not return to its original appearance.
Often, yes. Exterior surface washing is generally scheduled before final window cleaning. Property size, access, drying time, and activity around the site determine whether both scopes can be completed during one visit.
There is no universal schedule. Ocean exposure, wind, irrigation overspray, trees, traffic, surface color, window orientation, and appearance standards affect how quickly buildup returns. Service can be scheduled as needed or as recurring commercial maintenance.
Cost depends on area, window count, interior or exterior scope, stories and access, surface condition, stain type, requested screen or track work, and whether specialty restoration is needed. Residential and commercial quotes reflect the specific work requested.
